About the role
About the Company
At Flow, we’re reimagining what it means to live, work, and connect. More than just a real estate company, Flow is a brand, a technology platform, and an operations ecosystem spanning condominiums, hotels, multifamily residences, and office spaces. We’re building a new kind of living experience: one that’s flexible, connected, and designed to create genuine community and real value for the people who call Flow home.
Our mission is oneness: prioritizing our residents and their experiences, and fostering connection with ourselves, their neighbors, and the natural world. By putting people at the center of everything we do, we’re creating vibrant, human-centered communities where life, work, creativity, and play all come together in one place.
About the Role:
Flow is seeking a seasoned Senior Construction Project Manager to lead the delivery of our ground-up, multifamily developments. This role requires a professional with deep construction expertise and a proven ability to manage complex, multi-phase projects from pre-construction through turnover. You’ll serve as the strategic leader for planning, budgeting, scheduling, procurement, and construction execution, making sure each project meets its design, cost, and timeline targets.
This role is based full time at Flow’s HQ in Bay Harbor Islands.
Responsibilities:
- Project leadership: Own the full project lifecycle, from pre-construction and procurement through construction and closeout, while coordinating contractors, consultants, design professionals, and municipal agencies.
- Budget and schedule management: Build and maintain budgets and critical-path schedules. Track cost and schedule performance, forecast cash flow, and take corrective action to keep projects on track.
- Contract negotiation and procurement: Negotiate with general contractors, subcontractors, vendors, and suppliers to secure favorable terms. Select, contract, and coordinate the right partners for each project.
- Design and constructability coordination: Work closely with architects, engineers, and interior design to resolve constructability issues, optimize designs for cost and schedule, and make sure building systems work together.
- Permitting and compliance: Manage permitting, inspections, and approvals. Make sure every project complies with Florida building codes, zoning, safety, and environmental requirements, including storm-hardening.
- On-site supervision: Be on-site regularly to supervise work, perform field inspections, and keep quality, safety, and progress on track. Travel is limited to South Florida job sites.
- Quality and risk management: Set quality control procedures and get ahead of risks like schedule delays, budget overruns, and safety issues before they become problems.
- Owner mindset: Protect quality and cost from the owner’s perspective, with a focus on delivering the right result and not on change orders or added fees.
- Reporting and communication: Give leadership regular updates on schedule, budget, risks, and opportunities.
Travel and onsite supervision will be required 40-50% of the time.
Ideal Background:
- 10+ years of construction project management experience, including time in a senior leadership role delivering residential or mixed-use developments
- Experience managing multiple projects or sites at the same time
- Strong knowledge of building systems, construction procedures, and project management principles
- Working knowledge of local building codes, permitting processes, and requirements typical for multi-family projects
- Familiarity with quality, health, and safety standards
- Strong leadership, organizational, and negotiation skills, with the ability to coordinate multiple teams, resolve conflicts, and make decisive judgments under pressure
- Excellent written and verbal communication skills, with the ability to present complex technical and financial information to stakeholders at all levels
- Proficient in Google Workspace and Microsoft Office, especially Excel. Knowledge of Microsoft Project or similar planning tools, Bluebeam, and Adobe is a plus.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field. PMP or CCM certification is preferred.
